Community rules

The Pier is a private community. These are the rules our signs reference, with the actual citations — so residents, guests, and visitors know exactly where each rule comes from.

  • Private community — no trespassing. Posted signage constitutes legal notice against entry. Entering or remaining without authorization is a class B misdemeanor, and owners may pursue civil damages (the greater of treble damages or $500, plus attorney fees and costs).Utah Code § 76-6-206 (Criminal Trespass)
  • No soliciting. A posted "No Solicitation" sign is legal notice — it is the solicitor's responsibility to check each residence, and the rule applies even to registration-exempt canvassers. Violations are a class B misdemeanor (up to $1,000 fine, up to 6 months).Tooele County Code, Title 9, Chapter 4 (§§ 9-4-17, 9-4-21)
  • Speed limit: 20 mph on all community streets. Our streets are private, narrow, and full of kids — drive like it.
  • Unauthorized vehicles will be towed at the owner's expense. Guest and vendor vehicle policies are available to residents.
  • No motorized boats or watercraft on the lake — including power boats, wave runners, and jet skis.CC&Rs §3.3(b)(7)
  • Rentals: 12-month minimum. No daily, weekly, short-term, or transient occupancy.CC&Rs §20.5
  • Lake and recreational-facility access can be suspended for owners with unpaid assessments.CC&Rs §9.4(a), §8.8
